What Cypress Ridge is like
Cypress Ridge is a small, wooded section of Rough Hollow. The trees are mature and the lots feel sheltered, which sets it apart from the open hilltop areas. Homes are priced around $800K to $1.3M, it is not gated, and the Rough Hollow HOA covers it.
Trees shade the houses for part of the day. That is a nice thing in a Texas summer, but it also means a damper environment around the walls and glass. For us that means more time per house than a similar size home on an open lot.
What Cypress Ridge windows deal with
Shade holds moisture, and moisture means algae and mildew on frames and sills. Leaf litter packs into window tracks and onto screens, and spiders build in the damp corners under eaves. Pollen from oaks, in March and April, stays in the air longer here.
Glass in tree shade tends to look dull, not spotted. A film of pollen, sap mist and dirt builds, and plain water does not lift it. Our system carries away that film and dries clean. Screens and tracks at $5 each are usually worth doing together here.

How we work Cypress Ridge
Cypress Ridge pairs well with The Woodlands, since both are treed sections. We take extra time with screens and track cleaning, and we brush webs off frames before rinsing. A soft wash on shaded stucco can remove algae, and we use the 12V system for that, never high pressure on limestone.
A 3,300 sq ft home is about $330 for exterior windows, taking around two and a half hours outside. Doing the inside too adds roughly an hour more. A Triannual plan takes 15% off and is a good match for homes under trees.

Cypress Ridge questions
Why do my windows look dull under the trees?
A film of pollen, sap mist and dirt builds up in shade and does not rinse off with plain water. Pure water and a proper wash lift it.
Do you remove algae from siding?
Yes. House soft wash starts at $0.20 per sq ft with a $400 minimum and works on stucco. Limestone is only soft washed.
Can you clean gutters too?
Yes. Gutter cleaning is priced by the foot: $1.50 for one story, $2.25 for two and $3.25 for three. Wooded lots often need it more.
How often should treed homes be cleaned?
Three times a year works well, with extra attention after leaf drop and after oak pollen.
What is the first visit like if the screens are very dirty?
We usually spend more time on it, and the price stays the same for screens at $5 each. If the glass has heavy buildup, hard water removal at $10 per pane may be worth adding.
Is it okay to leave the gate unlocked?
If your backyard has a gate, please leave it unlocked, and keep pets inside. We close it behind us and text you when the job is finished.
