The River Place neighborhoods we cover

River Place itself is organized around River Place Country Club and the nature trail that drops through Panther Hollow to the lake. Its sections each have a page below: the Overlook at River Place on the hilltop, Watersedge at River Place on the Lake Austin side, the Estates at River Place with the largest lots, and the Enclave at River Place, the newer David Weekley streets. Next door, Glenlake holds about 200 homes on lots of one and a half to nearly six acres, and inside it River Pointe is the enclave of roughly 30 estates with private docks on the lake, built between 1993 and 2012. Westminster Glen, just north, is covered on the Four Points hub.

The hub also takes in the 78730 neighborhoods between River Place and Loop 360, all with pages below. Long Canyon, off RM 2222 west of the loop, is about 300 custom homes on one to nearly six acre lots built from the 1980s through the 2000s. Westcliff and Shepherd Mountain sit near the 2222 and 360 corner, acreage homes on steep hillsides with the Montevista condominiums tucked into the greenbelt on Shepherd Mountain Cv. Down City Park Rd toward Emma Long park are Greenshores on Lake Austin, with its boat ramp and day docks, the gated Woods of Greenshores near Ski Shores, and the Oak Shores and Manana West waterfront pockets.

What River Place windows deal with

River Place homes are mostly 1990s to 2010s two story stucco and stone built into the sides of canyons, which means the rear wall is often three stories tall from the lower patio and holds the biggest glass in the house. That glass faces the canyon and usually the western sun, so streaks and soap film show at the end of every day. Irrigation on sloped lots drifts onto the lower panes and the water is hard enough to leave white rings within a season; the country club fairways add their own overspray on the golf course streets. We treat rings that have set at $10 per pane before they etch.

Cedar covers every slope here, so the pollen coat from December through February is thick, and live oak follows in March and April. Greenbelt lots in Long Canyon, Westcliff and Shepherd Mountain carry so much canopy that screens fill with webs and tracks with leaf litter between visits. Down on Lake Austin, Greenshores, River Pointe and Oak Shores get spray on water facing glass and boat traffic dust on the dock side. Pure water handles all of it. Our dual RO, four stage system with a DI resin tank dries at near 0 TDS, so nothing is left on the glass for the next layer of dust to stick to.

How we work River Place

From Lakeway the route is north on RM 620 across Mansfield Dam, then east on RM 2222 to River Place Blvd, and we pair it with Four Points and Steiner Ranch so the truck works the whole far side of the dam in one day. River Place and its sections are open; Woods of Greenshores needs a gate code or our name at the call box the day before, and some Long Canyon driveways have their own gates. Water fed poles reach three stories from the ground, which is exactly what canyon lots need: the rear wall gets cleaned from the lower yard with no ladder on a sloped patio. Interiors are hand squeegeed over drop cloths, covered ladders for stairwell glass.

A typical River Place home runs 3,000 to 4,500 sq ft, so exterior window cleaning is about $300 to $450, with a 4,000 sq ft home about $400 and three to four hours on site at 45 to 60 minutes per 1,000 sq ft. The acreage homes in Glenlake and Long Canyon reach 6,500 to 8,000 sq ft, so a 6,000 sq ft home is about $600. Inside glass adds roughly half the exterior time. Gutter cleaning at $2.25 per linear foot for two stories is the usual fall pairing under this much canopy, and limestone that has gone green on the shady side gets a soft wash, never pressure. Most jobs get scheduled within two weeks.

River Place questions

Do you serve River Place from Lakeway?

Yes. It is one drive across Mansfield Dam and along RM 2222, and we book it with Four Points and Steiner Ranch so the trip is shared across a full day of homes.

What does window cleaning cost in River Place?

$10 per window outside, or about $0.10 per sq ft of home, $200 minimum. A 4,000 sq ft home is about $400, and cleaning both sides is $15 per window.

Can you reach the three story rear wall of my canyon lot?

Yes. Water fed poles reach three stories from the ground, so the tall rear glass gets cleaned from the lower yard without a ladder on the slope or the deck.

Do you cover Long Canyon, Greenshores and Shepherd Mountain?

Yes. The 78730 neighborhoods between River Place and Loop 360, including Long Canyon, Westcliff, Shepherd Mountain, Greenshores and the Lake Austin pockets, are all part of this hub with their own pages.

How often should River Place windows be cleaned?

Triannual suits most homes here: after cedar season, after oak pollen and before the holidays. It is 15% off and includes hard water removal on up to 5 windows each visit.

Can you clean the gutters on the same visit?

Yes. Gutters run $1.50, $2.25 or $3.25 per linear foot for one, two or three stories, and under this much canopy a fall gutter cleaning pairs well with the windows.
