What Marshall Ford Vista homes are like
The neighborhood is small and sits on the Comanche Trail peninsula. Homes and lots here have lake views, and prices run from about $1.35 million to $1.8 million. Children go to Leander ISD schools. There is no HOA and no gate, which means you decide your own exterior care and you can book whenever you like.
Because the lots are chosen for the view, most houses are built to face it. Expect big glass on one side and a calmer, quieter face toward the road.
What Marshall Ford Vista windows deal with
View glass in front of a lake gets watched closely, since people look through it all day. Dust, cedar pollen from December to February and live oak pollen in March and April show up fast against the water. Lake mist carries minerals that dry into white spots, and sprinkler spray adds more.
If a window gets sun in the late afternoon, any film or streak shows as a glare. A pure water finish dries without soap residue, so the glass stays clearer for longer between visits.
How we work Marshall Ford Vista
With no HOA to coordinate with, scheduling is a direct text between you and Tyler. We come within about two weeks, wash exterior glass from the ground with water fed poles, and clean screens and tracks by hand if you want them done. Vista homes pair well with a quarterly plan, since the view glass is what you notice first. Stone and stucco are soft washed only.
Take a 3,500 square foot home: exterior windows are about $350 and the visit takes roughly three hours. Hard water spot removal runs $10 per pane where lake spots have set.

Marshall Ford Vista questions
Do I need HOA approval to hire you?
No. Marshall Ford Vista has no HOA, so you just text us a photo or a window count and we schedule you.
Why do my lake view windows look streaky in the afternoon?
Low sun shows any film left on glass. Soap based cleaners leave residue, while pure water at near 0 TDS dries clean, so afternoon glare shows fewer streaks.
Can you clean the full wall of glass facing the water?
Yes. Water fed poles reach up to three stories, so tall glass walls are fine from the ground. The interior is hand squeegeed with drop cloths.
Is hard water a problem this close to the lake?
It can be. Mist and sprinklers leave minerals that can etch glass. Hard water spot removal is $10 per pane, and regular cleaning keeps new spots from baking in.
What plan fits a lake view home?
Quarterly at 15% off or Every 2 Months at 20% off both include a yearly free screen cleaning, hard water removal on up to 5 windows per visit and the 7 day rain guarantee.
