What The Estates homes are like
As the name says, the lots here are bigger. The Estates is the premium end of Lake Pointe, with prices from $900,000 to $1.5 million, and it sits under the same Lake Pointe HOA as the rest of the community. Houses in this section tend to be larger, with more elevations to clean, more windows per wall and deeper setbacks from the street. It is not gated.
Hill Country stone and stucco dominate. With a bigger house comes a bigger amount of glass, and more of it up high, in gables, stair windows and transoms over entries.
What The Estates windows deal with
Height is the difference. Stair landing windows, high clerestory panes and two story entries are tough to reach from inside and unsafe from a ladder. Our poles reach three stories from the ground, so no ladder has to lean on the stone. Lake humidity and sprinkler water leave mineral spots, and large lots mean more irrigation heads aimed at the house.
Mature plants and trees add pollen in spring, and bird droppings and webs collect under eaves. Wide limestone surfaces are soft washed only, with the 12V system. Pressure on stone is damage you cannot undo.
How we work The Estates
With larger houses, we plan a full day block or a long half day, and we tell you that when we quote. We start on the side that gets the sun last, so water does not dry on the glass before our rinse. Interiors are done room by room with drop cloths, and ladders with cotton covers handle two story rooms. Estates owners often add gutters, at $2.25 per linear foot for two stories, or a roof soft wash from $0.25 per square foot with a $400 minimum.
A 5,000 square foot house is a good example. Exterior windows come to about $500, and on site that is around four to five hours. Doing the interior as well brings it to about $750 and adds roughly two and a half hours.

From outside, we use water fed poles that reach up to three stories. Inside, we use cotton covered ladders and drop cloths where needed.
How long does an Estates size house take?
Exterior is about 45 to 60 minutes per 1,000 square feet, and interior about 30 minutes per 1,000. A 5,000 square foot house is a long visit.
Can I add gutters and the roof?
Yes. Gutters are $1.50, $2.25 or $3.25 per linear foot for one, two or three stories. Roof soft wash starts at $0.25 per square foot, $400 minimum.
Do you clean pool decks?
Yes, by hand so the deck is not soaked. Flatwork like driveways uses a surface cleaner, $0.18 per square foot for concrete.
