What The Uplands homes are like
The Uplands has about 150 homes on oversized lots, from half an acre to three acres, in Lake Travis ISD. Listings show homes of 2,800 to 5,678 square feet and prices from $1.1M to $2.2M. That makes it a mid sized estate neighborhood with a lot of two story homes, large entry windows, and stone and stucco exteriors.
It is gated and run by the Uplands HOA. Lots are big enough that many homes sit well back from the road, and mature oaks and cedar fill the spaces between them.
What Uplands windows deal with
Trees are the main story here. Oak and cedar bring pollen to the glass from December through April, and leaf litter, spider webs and dust gather in screens and tracks all year. Homes with large west facing glass show every streak in the afternoon sun, which is when pure water drying without spots matters most.
Sprinkler overspray on big lots lands on lower panes and dries into white mineral spots. Left alone for a few seasons it can etch the glass, so we treat existing spots at $10 per pane and then keep them off with regular visits.
