What The Vineyards is like
The Vineyards at Rough Hollow is a condominium style section with prices around $400K to $700K, the lower end of Rough Hollow. It is not gated. Owners belong to both the Rough Hollow HOA and a condo association.
Condo units have a few windows and one or two sliders, with a balcony or small patio. Exterior access depends on the building, so we plan each job unit by unit. Corner units and top floor units often see more glass than the middle of a building, so we count windows before pricing.
What Vineyards windows deal with
Balcony and patio glass get the most dirt. Fingerprints on sliders, pollen on sills, and dust from the parking areas all collect. Upper unit balconies see sun and wind, while ground units get sprinklers.
Hard water from irrigation leaves spots on the ground floor glass. Spiders build under balcony ceilings. A hand cleaned patio or balcony deck also helps, since it avoids soaking neighbors below. Where pollen settles on a balcony rail, it blows onto the glass the next day, which is why a quick wipe of the sill is part of our visit.
How we work The Vineyards
Because of the condo association, we confirm what the building allows before we start, especially for exterior work above the first floor. Poles reach upper units from the ground where the layout allows. Where it does not, we work from inside and tell you in advance. Common areas such as stairwells and shared walkways are not ours to clean unless the association asks. We stick to the unit's own windows, sliders and screens, and we leave the building as we found it.
Most units fall at the $200 minimum job. A 1,500 sq ft unit would be $200 even though the formula gives about $150. Cleaning the interior glass as well brings it to $15 a window. Texting us a count of windows is the fastest way to a quote.

Often from the ground with poles, depending on the layout. If not, we can clean from the inside.
Why is my quote $200 for a small unit?
Our minimum job is $200. A small unit has fewer windows than a typical house, so the price is the minimum.
Do you clean screens?
Yes, at $5 each. Solar screens are $15.
Can the association book you for several units?
Yes, in principle. Owners often get together and book the same morning, which keeps the route short. Each unit is still quoted on its own, with its own $200 minimum.
What time of year is best for a condo clean?
Late winter, after cedar pollen, and again after oak pollen in April are good times. Fall is fine too. Most jobs land on the calendar inside two weeks.
