Window cleaning in Vistas of Flintrock keep the view crisp and clear.

What Vistas of Flintrock homes are like

The name tells you what this section sells. Vistas of Flintrock sits within Flintrock Falls and is built on view lots, where the ground opens out to the course and the Hill Country beyond. Homes are priced from about $900K to $1.5M, behind a gate, with the Flintrock HOA looking after the community.

Houses on view lots are designed to show the view, so the back of the home is usually mostly glass. Tall windows, sliders and sometimes corner glass wrap the main living areas. Decks and balconies add more panes. The upside is how the home feels inside. The downside is that every handprint, bug and water spot is easy to see.

What Vistas windows deal with

View glass faces open air, which means wind, pollen and dust. Wind carries cedar pollen from December to February and live oak pollen in March and April straight onto big windows. Open lots also catch more sun, so west facing glass shows every streak in the afternoon. Irrigation from the course and the yard adds mineral spots on lower panes, and they can etch if left.

Our dual RO, 4 stage pure water system with a DI resin tank brings water to near 0 TDS. That means the glass dries without spots or soap film, which matters most when you are looking through it every day. Water fed poles reach up to three stories from the ground at Vistas of Flintrock, so we can reach upper windows and decks without ladders on your wall.

How we work Vistas of Flintrock

We start with the gate. Text us the address and your access details, and we plan the visit around you. We bring 200 gallons of water on an 8 ft skid to Vistas of Flintrock, so we do not use your hose. Because Vistas is a small section inside Flintrock Falls, we can group it with neighbors, and lead time for Vistas of Flintrock is usually within two weeks. Decks and balcony glass are cleaned by hand where poles will not reach. If your home has stone or stucco, a house soft wash from $0.20 per sq ft pairs well, using our gentle 12V system.

We do not have a size band for this section, so for illustration, a 4,000 sq ft view home would be about $400 for exterior windows. That works out to about 40 windows at $10 each. Exterior time is about 45 to 60 minutes per 1,000 sq ft, and interior about 30 minutes per 1,000 sq ft. Minimum job is $200.
