What Canyon Pass is like

Canyon Pass is a larger section at the entry to Rough Hollow, with greenbelt homesites. It has the broadest range of home sizes in the community, and prices from the high $300Ks in 2018 up to about $900K. It is not gated. It is also known for high turnover, so new owners arrive often.

That mix means every job differs. A smaller home may be near the $200 minimum, while a bigger family house can pass $400. Greenbelt lots back onto open land, giving a different view than the lake sections.

What Canyon Pass windows deal with

A greenbelt behind the house brings pollen, seeds, insects and spiders. Cobwebs hang from eaves and sliders, and screens clog with seed fluff. Backing onto open land also brings dust.

Many Canyon Pass homes are a few years old, and new owners often want the first clean after move in. Stickers, paint specks and stucco splatter can still sit on the glass. We remove them carefully and finish with pure water. Backing onto a greenbelt is a plus for views, though the glass pays for it.

How we work Canyon Pass

Since Canyon Pass is the entry to Rough Hollow, it is the easiest place to start a route, and we often use it as the first stop of a morning that continues up into the hilltop sections. Access is simple, and the Rough Hollow HOA is the only association.

A smaller home of 1,800 sq ft hits the $200 minimum. A 2,800 sq ft home is about $280 outside, taking around two hours, and the inside adds about 90 minutes. Screens are $5 each. For new owners, a first visit and then a Twice a Year plan saves 10%. We can usually fit a new job in within two weeks.

Canyon Pass questions

I just moved in. When should I clean the windows?

Once the builder cleanup, painting and landscaping are done. Booking usually lands within two weeks, and we start with the exterior.

Do you do small homes?

Yes. The minimum job is $200, which covers a smaller exterior clean for most homes under 2,000 sq ft.

Why are there so many cobwebs?

Greenbelt lots attract insects, and spiders follow. We brush webs from eaves, frames and sliders before rinsing.

Do you clean the screens?

Yes. They are $5 each, and members on higher plans get one free screen cleaning each year.

Why does the price vary so much in Canyon Pass?

Homes range widely in size, and we price by windows or square footage. A small house is the $200 minimum, while a large one can be several hundred dollars.

Can you handle a first clean for a rental or a flip?

Yes. We clean the outside, and the inside by hand, so the home looks ready. Quote the count by text.
