What Comanche Canyon Ranch homes are like
This gated community of 98 homes sits behind The Oasis, with entrance roads such as Monte Castillo Parkway and Villa Montana Way. Homes date from 2006 on, and the style is custom Old World, with stone, stucco and tile. Many look out from the bluff over Lake Travis. The community has a concierge, and the Comanche Canyon Ranch HOA manages it. Prices run from about $1 million to $1.8 million.
A nature preserve setting means the homes are surrounded by native trees and rock rather than open lawn, and the views are the main feature. That makes the glass the most important part of the exterior.
What the windows here deal with
View windows on a bluff catch everything. Afternoon sun finds each streak on west facing glass, wind carries dust and pollen up the slope, and the lake breeze brings fine mist that dries to mineral spots. Cedar pollen from December to February and live oak pollen from March to April cover the rest.
Stucco and stone add their own dust. Limestone sheds a fine powder that settles on sills and runs down the glass in the first rain, so sills and frames are worth wiping before the final rinse. Preserve trees also mean webs on high eaves.

How we work Comanche Canyon Ranch
Access goes through the gate, so we plan each visit with you ahead of time. Send us the entry steps when you ask for a quote, and let the concierge know when we are expected if your HOA asks. Water fed poles reach up to three stories from the ground, which is how we get at tall bluff side glass without leaning ladders on stone. Stucco, stone and tile roofs are soft washed only, never pressure washed.
A 4,000 square foot home is about $400 for exterior windows, with a typical visit running three to four hours. Inside and out at $15 a window, with roughly 40 windows, comes to about $600.

Comanche Canyon Ranch questions
Do you work inside gated communities?
Yes. Share the entry steps or arrange a guest pass when you book. We confirm the arrival window by text, and a gate does not change the price.
Is Villa Montana the same place?
Yes. Villa Montana is the marketing name for Comanche Canyon Ranch. Either name works when you text us, and we find the same gated community.
How do you clean bluff top windows safely?
From the ground. Our water fed poles reach up to three stories, so we avoid ladders on slopes and stone. Interior high glass uses ladders with cotton covers and drop cloths.
Will you soft wash my stucco and stone?
Yes, with a 12V soft wash system built for limestone, stucco and roofs. Cost begins at $0.20 a square foot, with a $400 minimum job.
How soon can you come?
Most jobs are booked within two weeks. We do not promise a date in advance, but Tyler confirms a window by text once you book.
