What Grandview Hills homes are like
With around 800 homes, Grandview Hills is one of the larger neighborhoods near Four Points. The houses went up in the 1990s and 2000s and run from about 1,800 to 3,500 square feet. Many yards hold a pool, and Grandview Hills Elementary anchors the neighborhood. The Grandview Hills HOA covers the subdivision, and there is no gate, so we can drive right in.
Homes of that age have seen a couple of decades of Texas sun. Aluminum and vinyl frames have collected grime in the tracks, and original screens may be stiff or faded. That is worth a look when you ask for a quote.
What Grandview Hills windows deal with
Pools bring their own mess. Splash and overspray from backyard pools leave mineral rings on the glass nearest the water, and those spots hold on. Lawn sprinklers add more of the same hard water, so lower windows often wear a white haze. Cedar pollen in winter and live oak pollen in spring cover the rest.
Sliding doors to the patio take the worst of it. Hands, pets and pool traffic leave marks, and the tracks fill up with grit and leaves. We clean those by hand at the same visit if you want.

How we work Grandview Hills
Because the subdivision is big and open, we like to book neighbors back to back. If a few homes on your street want service the same week, the route gets tighter and everyone benefits. Windows pair well with a patio or pool deck wash here. We clean decks by hand so the pool equipment and doors do not get soaked, and we use the surface cleaner on flat driveways.
For a 2,500 square foot home, exterior windows run about $250 and take roughly two hours or a little more. Add inside and out at $15 a window, or tracks at $5 each, if the sliders need it.

Grandview Hills questions
Can you remove the white rings from pool splash on my glass?
Often, yes. Light mineral spots clean off with pure water. Heavier buildup is treated as hard water spot removal at $10 per pane. Etching that has already cut into the glass can only be improved, not erased.
Do you clean sliding door tracks?
Yes. Tracks are $5 each and we do them by hand. They fill with grit, leaves and pool debris, and cleaning them helps the doors glide and keeps dirt from washing back onto the glass.
How long does a Grandview Hills home take?
Exterior glass takes about 45 to 60 minutes per 1,000 square feet. A 2,500 square foot home is roughly two hours. Interior is about 30 minutes per 1,000 square feet on top of that.
Do my neighbors and I get anything for booking together?
We do not offer a group discount, but nearby homes make our route shorter. If you text that neighbors are interested, we try to schedule you close together, usually within two weeks.
Is there a plan for homes with pools?
The Clean Windows Club suits them well. Quarterly gives 15% off and includes hard water removal on up to 5 windows each visit, which helps keep pool spots from stacking up.
