What Preserve homes are like

The Preserve is a small community of fewer than 100 homes, built mostly in the 2010s by Standard Pacific. Lots run 45 to 50 feet wide, so the houses stand shoulder to shoulder and go up rather than out. Floor plans run from about 2,200 to 3,500 square feet. Streets such as Cut Plains Loop and Preserve View Run follow the slope of the hill. One part of the community is gated and the rest is open, and the Preserve at Four Points HOA looks after the common areas.

On a hill lot the house often sits one story higher in back than it does at the street. That means the glass you see from the driveway is only part of the job, and the rear windows can be well out of ladder reach.

What Preserve windows deal with

Newer construction means frames and screens that are still in good shape, so most of what lands on the glass comes from outside. Cedar pollen coats everything from December to February, and live oak pollen follows in March and April. Sprinklers on small front yards throw hard water at the lowest panes, and those white spots bake on in the sun until they start to etch. Dust from the hills and from building work nearby settles on the sills.

Rear glass is a different story. With the lot falling away behind the house, the big back windows face open air and take full afternoon sun, and every streak shows. Screens on the shaded side pick up spider webs from the trees below.

How we work the Preserve

Our water fed poles reach up to three stories from the ground, which suits a hill lot where a ladder would sit on a slope. Exterior glass is cleaned with pure water that dries without spots, so nobody needs to be home. For the gated section, text us how to get in and we plan the visit around it. Because the lots are narrow, we can often do two or three homes on the same street in one trip. Many owners pair windows with a house soft wash on the stucco and stone.

Take a 2,800 square foot home here. Exterior windows come to about $280, and with inside and out at $15 a window the full job runs around $420. Plan on roughly two to three hours on site for the exterior, plus inside time if you add it.

Why The Preserve at Four Points neighbors call CleanzATX

  • Our poles reach the back windows on sloped lots without a ladder on the hill.
  • We plan around the gated section, so you only need to text us the entry details.
  • Narrow 45 to 50 foot lots mean we can stack nearby homes in one trip.
  • Pure water takes the sprinkler spots off lower panes before they start to etch.

The Preserve at Four Points questions

Is the gated section a problem for scheduling?

Not at all. Tell us how we get in when you text for a quote and we build the visit around it. For exterior glass you do not need to be home, which makes gate coordination simple.

Do you clean the rear windows on a hill lot?

Yes. The poles reach up to three stories from the ground, so a back wall that drops with the slope is still reachable. We do not set ladders against the house for exterior glass.

What does a typical Preserve home cost?

Homes here run about 2,200 to 3,500 square feet. At about $0.10 per square foot, exterior glass is roughly $220 to $350, with a $200 minimum. Interior and exterior together cost $15 a window.

Are the white spots on my lower windows hard water?

Usually, yes. Sprinkler spray leaves mineral spots that get harder to remove the longer they sit. We offer hard water spot removal at $10 per pane, and regular cleaning keeps them from building up.

Can I put the HOA community on a plan?

Yes. The Clean Windows Club runs from Twice a Year at 10% off up to Every 2 Months at 20% off. Triannual and above include a yearly free screen cleaning and the 7 day rain guarantee.
