What Ladera homes are like

Ladera, also called Ladera Ranch, is a subdivision of about 300 homes built mostly in the 2010s, reached from Hamilton Pool Road. The homes overlook Falconhead Golf Club and carry long Hill Country views. They run from about 1,800 to 4,400 square feet and sell from the mid $500,000s to about $1.3 million. The Ladera HOA runs the community and there is no gate.

Many houses are stucco and limestone, with big back windows, covered porches and views that make the glass the best feature of the house.

What Ladera windows deal with

View lots mean wind. It carries dust off Hamilton Pool Road and the nearby construction, plus pollen in winter and spring, and the glass catches all of it. The golf course below has sprinklers of its own, and mist drifts toward the slope on some days, leaving mineral spots. Lawn irrigation at your house adds to it. For a 3,000 square foot home, exterior windows run about $300, with two and a quarter to three hours on site. Doing the inside at $15 a window comes close to $450.
