What Madrone Ridge homes are like
The newest phase of Sweetwater is built from builder plans on 65 foot lots and prices from $600,000 to $900,000. Houses are closer together than in the older, estate sized sections, with smaller yards and shared fence lines. The Sweetwater HOA applies, and the section is not gated. A new build brings its own cleaning questions, and we answer them as we go.
Exteriors are a mix of stucco, stone accents on many plans, with large windows for light.
What Madrone Ridge windows deal with
New builds start dirty. Drywall dust, paint overspray, stucco splatter and sticker residue are common on glass in a house that was just handed over. On top of that, building continues in the phase, so grading and concrete dust drift into occupied streets. New sod and sprinklers mean overspray close to the lower windows.
We clean exterior glass with pure water poles and hand clean the interior with squeegees. Stucco is soft washed, not pressure washed, and stone accents too. Screens from the builder are often dusty and worth cleaning on the first visit at $5 each.

How we work Madrone Ridge
Since homes sit close together, we can often serve several neighbors in one stop, which helps scheduling. We ask you to clear the area by the windows, close them fully, and tell us about any special film or tint. If paint or stucco is still stuck to the glass, we say so up front rather than scrape and risk damage. After the first clean, a Quarterly plan keeps new dust from piling up, and it saves 15%.
For a 2,400 square foot plan, exterior windows come to about $240, and on site that is around one and three quarters to two and a half hours. Inside as well adds roughly an hour and brings it to about $360.

Madrone Ridge questions
Can you clean builder dirt off new windows?
Usually. Dust, stickers and light residue come off. Dried paint or stucco can be stubborn, and we tell you what is realistic before we start.
Do I need a first time cleaning before a plan?
It helps. A thorough first clean sets a baseline, and then a plan keeps it there with 15% off at Quarterly.
Can neighbors book together?
Yes. Let us know the other address and we line up the visits back to back.
Are windows with tint or film safe to clean?
Yes in most cases. Tell us about tint or film beforehand, and we use hand cleaning methods that are gentle on it.
How much does a screen cleaning cost?
Standard screens are $5 each. The Quarterly plan includes one free screen cleaning every year.
