What The Summit homes are like
Sweetwater has two gated parts, and The Summit is the second. Homes here fall between about $900,000 and $1.5 million, in the same price band as its sibling section Davenport Summit, and the Sweetwater HOA looks after it. This is a smaller pocket inside a large community, so you get the amenities of Sweetwater, like the pools, trails and clubs, with a gate between you and the through traffic.
Houses are newer, built as Sweetwater grew from the mid 2010s onward, so you find modern floor plans and large windows meant to bring in light.
What The Summit windows deal with
New builds in a growing community collect more than their share of dust. Construction in neighboring phases sends fine grit across the streets, and it lands on glass and frames, then locks on with dew. Fresh landscaping means irrigation overspray, and young lawns throw mineral spots at lower panes. Over a few seasons those can etch.
Pollen adds to the layer. The stucco and limestone should be soft washed rather than pressure washed, because high pressure drives water into the joints. Pure water dries clear without a film, which helps new dust slide off at the next rain.
How we work The Summit
We take the gate code in the quote, mark it on the job sheet, and text to confirm the day before. Then we usually combine The Summit with Davenport Summit and nearby open Sweetwater streets, so the gate is a one time entry for a short run of jobs. Many owners start with a full exterior and interior, then drop to a Triannual plan.
A 3,800 square foot house is a fair example. Exterior windows come to about $380, with around three to three and three quarter hours on site. Hand cleaning the inside at $15 a window brings it to about $570.
