Window cleaning in Old Lakeway Sixty years of lake air, clear.

Old Lakeway is where the town began, with 1960s and 70s sections wrapped around the Live Oak golf course and the marina. CleanzATX has cleaned glass on these streets since Tyler Durham started the company in 2020, and our pole system reaches most of it from the ground.

What Old Lakeway homes are like

Lakeway Land Company laid out the first numbered sections in the early 1960s, and the plats still read that way: Section 2, 13, 14, 16, 17A, 26, 28 and more. Streets such as Challenger, Robin Dale, Bermuda and Clubhouse Drive run past the Live Oak course and down toward the marina. Homes date from the 1960s through the 80s, with many remodels and a few full rebuilds. Sizes run from about 1,800 to 4,300 square feet. There is no mandatory HOA and no MUD, so every owner sets their own schedule.

Lots were cut a long time ago, so one block can hold very different houses. A low original home with older frames may sit beside a new two story with tall black framed glass. Lakefront streets carry the higher values, and those owners usually care most about the water side windows. We treat each house as its own job.

What Old Lakeway windows deal with

Sixty years of tree growth is the story here. Live oaks and cedar elms reach over roofs and driveways, and they drop leaf litter into screens and tracks all year. Spiders love the shaded corners of older frames. Live oak pollen in March and April coats everything in yellow green dust, and cedar pollen from December to February adds a lighter layer. Near the water, lake spray and sprinkler overspray leave white mineral spots that can etch glass if they sit for years.

West facing glass looking toward the lake shows every streak in afternoon sun. Our water is filtered to near 0 TDS, so panes dry clear with no soap film left behind. Hard water spot removal is $10 per pane. We usually fix the worst few panes first and let regular visits keep the rest from coming back.

How we work Old Lakeway

With no gate and no HOA, scheduling is simple. We park on the street or driveway and run water fed poles up to three stories from the ground, so no ladders touch your siding or landscaping for exterior glass. Interior windows are done by hand with squeegees, drop cloths down and cotton covered ladders on two story rooms. Many owners pair windows with a house soft wash, since shaded stucco, siding and limestone grow green in this tree cover. Limestone is only ever soft washed. Sections sit close together, so we group visits by street.

A 3,000 square foot home here comes to about $300 for exterior windows at roughly $0.10 per square foot. Expect between two and three hours outside for a house that size, and about 90 minutes more if you add the inside.

Why Old Lakeway neighbors call CleanzATX

  • Pole reach to three stories keeps ladders off older siding and mature landscaping.
  • Lake spray spots caught early, before they etch into the glass for good.
  • No gate or HOA, so we fit your day and group nearby streets together.
  • Tyler grew up in Lakeway and you text him directly for your quote.

Old Lakeway questions

Do you clean homes along the Live Oak golf course?

Yes. Irrigation overspray from the course can leave white spots on glass near fairways. We remove those at $10 per pane and keep the rest of the house on a normal pure water cleaning.

Can you do lakefront glass on the water side?

Yes. Water fed poles reach up to three stories from the ground, so we do not need to set ladders on slopes or decks. Afternoon sun on that glass shows streaks, which is why we dry to a spot free finish.

My house was built in the 1970s. Is old glass safe to clean?

Yes. Pure water and soft tools are gentle on older frames and glass. If we see a cracked pane or a failed seal, we tell you before we start. We carry $1M insurance.

What does a typical Old Lakeway house cost?

Exterior windows run $10 per window, or about $0.10 per square foot of home. Most homes here land near $300 to $400. Adding the interior brings the rate to $15 per window. Our minimum job is $200.

Will you wash the siding and roof too?

We do house soft wash from $0.20 per square foot and roof soft wash from $0.25, with a $400 minimum on each. Tree shade here grows algae, so many owners book both on one visit.
