What The Backyard homes are like

The Backyard is a mixed use district, with residences going up alongside shops and event space. At its center is the Live Oak Amphitheater, and the idea is that people can walk from home to dinner to a show. The housing is condos and townhomes, and since the project is still growing, sizes and prices vary by building. There is no gate and no HOA listed for the area, and each building may have its own association rules. Units are often tall, with big glass to take in the view of the lawn and the trees.

Because buildings are new or still arriving, windows are modern, large and often floor to ceiling.

What The Backyard windows deal with

New glass in a busy district collects dust from construction, foot traffic and event crowds. Fingerprints and dust gather on balcony doors, and bird droppings are common near open lawns and trees. Live oak pollen in spring and cedar pollen in winter settle on every flat surface. Sprinklers watering common areas can spray the lower windows and leave white spots in a pattern that is easy to see. West facing floor to ceiling glass shows streaks in the evening sun, just when residents sit down to watch it.

Newer windows are often coated, so we use soft tools and pure water rather than harsh chemicals.

How we work The Backyard

Each building has its own access, so tell us about parking, entry codes and any association rules when you text. We keep hoses and equipment off shared walkways and work quietly. Water fed poles reach up to three stories from the ground, so most lower and mid level exterior glass is covered from the ground without ladders. For upper floors we look at the building first and tell you what can and cannot be reached. Indoors at The Backyard, panes are hand squeegeed over drop cloths. Since multiple owners often live in the same building, neighbors can book together.

Prices depend on the unit. As a general guide, a 2,000 square foot unit is about $200 for exterior windows, which is our minimum job. Plan on 90 minutes to two hours outside, plus about an hour inside.
