What Provence homes are like

Provence is the newest community in the Bee Cave area, and it is still growing. Several builders are active at once, including Ashton Woods, David Weekley, Westin, Newmark, Drees and Toll, so a single street can show several floor plans. Homes run from 2,200 to 5,500 square feet, with prices from the mid $500Ks up to about $1.5M. The design leans European, with stucco, stone accents and arched details, and there is a pool and clubhouse for residents. There is no gate, but there is a Provence HOA and a MUD, so ask your management company if exterior work has any posted guidelines.

Many homes here are brand new or only a year or two old.

What Provence windows deal with

New construction glass has its own problems. Labels, stucco overspray, paint flecks and a gray film of drywall and saw dust are common right after closing, and ordinary spray cleaners smear it around. With nearby lots still being graded and framed, dust drifts over finished homes all day. Young yards mean sprinklers set high, and our hard water leaves white spots on lower windows within a few months. Trees are small, so the sun reaches the glass directly, and west facing panes show every smear.

The upside is that new glass is in good shape, so a careful first cleaning with pure water, and a scrape of anything stubborn, sets it up to stay easy.

How we work Provence

With no gate, we show up and start. Water fed poles reach up to three stories from the ground, so we can clean stucco homes without ladders against fresh paint. Inside, we use drop cloths and hand squeegees and take care around new flooring. Because Provence keeps growing, we route several homes on the same street when neighbors book together, and that helps with scheduling. A first clean after move in often includes screens and tracks, which collect builder dust. Stucco is soft washed only at low pressure, and new concrete flatwork is cleaned at $0.18 per square foot.

A 2,800 square foot home is about $280 for exterior windows, so the $200 minimum job is not a factor. Expect roughly two to three hours outside and about an hour and a half inside.
