What The Overlook is like
The Overlook is a hilltop section in Rough Hollow, small in size, and it is known for view lots. Homes run from about $900K to $1.8M. It is not gated and sits under the Rough Hollow HOA.
The name tells you the idea. These houses are set to look out, so the design favors large rear windows, upper decks and open living areas. On a clear day the glass is the main feature of the house. That makes clean glass more important than in a typical street of houses.
What Overlook windows deal with
Hilltop homes are exposed. Wind carries limestone dust and construction dust from areas still being developed, and it settles on view glass within weeks. In cedar season the glass turns a pale yellow overnight after a windy day.
Lawn sprinklers create a second problem, since the lower panes get hard water spray. Spotted panes can be treated for $10 apiece. Spiders also spin along railings and eaves, so a cobweb pass is part of the visit.

How we work The Overlook
We bring pure water on the truck and work from the ground with water fed poles, so ladders stay off the exterior. The Overlook sits close to The Bluffs and The Summit, and we often route them together. Decks are cleaned by hand, which protects stain and railings.
A 4,200 sq ft home is about $420 for exterior glass, taking around three hours outside. Adding the interior is $15 a window overall. A Triannual plan takes 15% off, with the free yearly screen clean and hard water removal on up to 5 windows each visit.

The Overlook questions
How often do hilltop windows need cleaning?
Three times a year suits most hilltop homes: after cedar season, after oak pollen, and in fall. Heavy sprinkler overspray may mean quarterly.
Can you clean the deck while you are there?
Yes. Decks, patios and pool decks are cleaned by hand so water does not soak the area. Concrete and pavers are priced by square footage.
Do you clean the glass railings?
Yes, if you have glass panels we clean them with the same pure water. Tell us ahead so we plan the time.
What if wind picks up on the day?
We keep the clean on schedule unless conditions make pole work unsafe. If we have to move it, we text you right away and offer the next opening.
Can you do an inside and outside clean in one visit?
Yes. Hand cleaning the interior alongside the exterior is $15 a window. We do the exterior first with the poles, then the interior by hand, so the whole home is done in a single trip.
What about the screens on all the sliders?
Screens are $5 each, with full screens at $10 and solar screens at $15. We take them off, clean them and put them back after the glass is done.
