What Vista Ridge is like
Vista Ridge came in during the 2018 to 2019 building phase, so most homes here are only a few years old. The lots are oversized for Rough Hollow, the sites are on a hill, and many of the houses are custom builds designed around a lake view. Prices run roughly $900K to $2M, and the section is not gated.
The larger lots mean longer walks around the house. Side yards, rear patios and upper decks are all part of the glass line, and the homes tend to run tall so the view clears the neighbor. Plan on a walkaround before we start, so every window, door light and transom is counted and priced up front.
What Vista Ridge windows deal with
A home that is only a few years old still has stucco dust and fine grit settled on the glass, especially while neighboring lots are being finished. Wind on the hilltop carries it around. The lake view glass is also usually the tallest and widest on the house, which shows streaks in late sun.
Sprinkler water from the large lawns lands on lower panes and leaves white spots. Hard water removal runs $10 per pane when we find mineral buildup. Cedar and oak pollen collect in screens and tracks, so a track clean at $5 each is a good add on.
