What Costa Bella homes are like
Costa Bella is small by neighborhood standards and large by lot size. There are 62 estates spread over lots of one to four acres, built in a Mediterranean style with stone, stucco, tile and arched openings. Prices run from $3.5M to $7M. Very few Austin neighborhoods have their own marina, and this one does, along with a clubhouse for residents.
Gated entry and an HOA keep the place quiet. Houses sit well apart from each other, so a visit is usually one home at a time, with lots of walking between the garage, the main house and any guest quarters or pool areas.
What Costa Bella windows deal with
Big estates mean big glass. Tall arched windows, French doors, wide lake view walls and upper floor panes all need to come clean without streaks. Glass facing the lake catches afternoon sun, and soap film or drying marks show up fast in that light. Pure water leaves nothing behind to dry into a film.
Limestone and stucco are the other half of the job. Stone collects limestone dust, green growth and mineral runoff from irrigation, and the wrong method can damage it. Lake spray also leaves hard water spots near the shoreline side. We treat spots at $10 per pane and soft wash stone and stucco.
How we work Costa Bella
Gate access is the first thing we sort out. Send us the code or the contact for your gate list when you book, and we will handle it from there. Our poles stretch to three stories while we stand on the ground, which suits tall entries and stair tower windows without ladders on tile or landscaping. On a property this size we usually plan a longer visit and pair windows with a soft wash of the stucco, stone or roof.
For a 6,000 sq ft home, exterior windows come to about $600 at $0.10 per sq ft. Time on site for the outside is roughly five to six hours, and we will tell you if it makes sense to split it over two visits.

How do you handle the gate?
Give us the gate code or the name of your contact when you book. We arrive, check in as needed and work through the property. If your HOA wants vendor information beforehand, ask Tyler and he will send what we can.
Can you clean limestone and stucco safely?
Yes. We use a 12V soft wash system at low pressure for limestone, stucco and roofs. We never pressure wash limestone. Soft washing the house runs from $0.20 per sq ft with a $400 minimum.
Will tall windows need ladders against my house?
For exterior glass, no. The poles reach three stories high from ground level. Interior glass is cleaned by hand, with cotton covered ladders and drop cloths used for two story rooms.
Do you remove the spots near the lake side?
Yes. Spot removal runs $10 for each pane. If spots have been on the glass for years they may have started to etch, and we will tell you honestly what can be improved before we begin.
