What Vineyard Bay homes are like
The community is small and gated, and the lots are big, around 1.5 acres each. Homes are custom builds with gourmet kitchens and large entertaining spaces, and prices range from $1.5M to $4M. It sits about three miles north of Lakeway, which puts it on the quieter side of the lake, away from the busier stretches of RR 620.
The Vineyard Bay HOA looks after the community, and each home sits well back from the next. Several face the water, so glass runs from kitchen walls to upstairs bedroom windows with a lake view.
What Vineyard Bay windows deal with
Waterfront lots take the most weather. Lake mist carries minerals, and when it dries on glass it leaves white spots. Wide lake view windows also catch low afternoon sun, which exposes every streak and bit of film left by a regular wash. That is the reason we use pure water: nothing dries onto the glass.
Large lots usually have lots of irrigation, and sprinkler overspray on lower panes adds more mineral spotting. Cedar and live oak pollen fall on the screens and tracks each season. Spot removal is $10 per pane, and screen cleaning is $5 each.
