Window cleaning in Palisades a newer section, done right.

What Palisades homes are like

The Palisades section is relatively new within Steiner Ranch, which usually means modern floor plans, tall ceilings and generous windows. It is small, not gated, and run under the Steiner Ranch Master Association. Prices span about $600K to $1M, so you find a mix of mid sized family houses and some larger ones. Newer sections tend to have younger landscaping, so shade is still growing in, and the sun reaches the windows more directly than it does in the older neighborhoods nearby.

Rolling Hill Country terrain around Steiner Ranch gives many lots a bit of slope and some distant view.

What Palisades windows deal with

Sun is the main factor. With less shade, glass takes direct light, and afternoon sun on west and south walls highlights every streak and film. Hard water spots from irrigation show up fast on newer lawns. Fine dust from stucco and ongoing building elsewhere in the community settles on the glass between visits. In winter, cedar pollen coats everything, and live oak pollen follows in March and April. Tracks and screens collect that pollen, plus dust and the occasional wasp nest or spider web tucked in a corner.

Cleaning twice a year keeps all of it from ever building up.

How we work Palisades

Palisades has easy access. There is no gate, so we park on the street, check that side gates are open, and get started. Our dual RO, four stage pure water system dries without spots or soap film, and the water fed poles reach up to three stories, so there are no ladders on newer stucco or stone. Indoors we work by hand, using drop cloths and cotton covered ladders on two story rooms. Palisades pairs well with Caslano and River Heights on a single route, which usually puts us at your door within two weeks. Many owners add a house soft wash at $0.20 per sq ft once the first season of dust builds up.

Count on about $300 in exterior glass for a 3,000 sq ft Palisades house. Expect about two and a quarter to three hours outside, and around an hour and a half inside.
