What River Pointe homes are like

River Pointe is a small group of roughly 30 homes within the Glenlake area, and every lot is big. Parcels run from about 1.6 to 4.35 acres, and they sit on the banks of Lake Austin, many with private docks. Homes were built between 1993 and 2012, so you see a mix of earlier custom houses and newer builds, with values from about $1M up to $6M. It is not gated and there is no HOA listed, which means each owner decides how the property is kept up. Long drives, mature trees and large lawns running toward the water are the norm.

With this much land, a house often has several wings, a guest house or a separate boat house to look after.

Waterfront acreage is hard on glass. Lake spray and humid air leave a mineral film, irrigation for big lawns throws hard water against the lower panes, and the sun off the water makes every smudge visible. White mineral spots can etch glass if left for years, so we treat them early. Our pure water system, a dual RO with 4 stage filtration and a DI resin tank, delivers water near 0 TDS. That dries clear with no soap film, which matters most on large panes that face the water.

Mature trees bring spider webs, leaf litter and pollen into screens and tracks. Cedar pollen runs December to February and live oak pollen March and April. Tracks and screens are each $5, and hard water spot removal is $10 per pane.

Houses this size are scheduled with care. We confirm the window count by text, then plan a visit with the exterior glass done from the ground with water fed poles that reach up to three stories. With 200 gallons of water on board we do not depend on your spigot for pressure work, which helps on long drives. Interior glass is by hand with drop cloths. Soft wash for stone and stucco, and flatwork for terraces and drives, can ride along on one trip. We are careful about dock decks and ask first before touching anything near the water.
