What Watersedge homes are like

Watersedge sits on the lake side of River Place, where the hills drop toward Lake Austin. It is a small section, so you will not find rows of identical houses. Values run from about $1M to $3M, which tells you the range: some homes are comfortable family houses and others are larger custom builds with long back elevations. Lots slope toward the water, and the back of the house is usually the tall side, two or three stories of glass and stone above the grade. Live oaks, cedar and native brush crowd in, and River Place HOA keeps the common areas trimmed.

River Place is a community of its own on the north shore, with the country club and canyon trail close by. Watersedge is not gated, which makes it easy for us to get a truck to the door and work from the drive.

What Watersedge windows deal with

Being near the lake changes the glass. Spray and humid air leave a fine mineral film, and sprinklers add to it. Left alone, that white spotting can etch into glass until it no longer wipes off. Pure water prevents the problem from growing: our dual RO, 4 stage system with a DI resin tank gives water near 0 TDS, so panes dry with nothing left on them. Back windows that face west toward the water catch hard afternoon sun, and a streak or soap film is the first thing you see. Water fed poles reach up to three stories from the ground, which suits the tall lake side wall.

Spider webs build fast in the corners of a shaded, damp yard, and leaf litter packs into tracks. Screens are $5, full screens $10, solar screens $15, and tracks are $5. Etched or heavily spotted panes get hard water removal at $10 per pane.

How we work Watersedge

The homes are not behind a gate, so scheduling is easy: we text when we are on the way, set up at the front or side and work around the house. Exterior glass goes first from the ground, then screens and tracks, then interior by hand if you chose inside and out. Pool decks and patios, where homes have them, are cleaned by hand so they do not get soaked, and limestone is only soft washed, never pressure washed. Most work is booked within about two weeks, and we group Watersedge with nearby River Place stops.
