What West Rim is like
West Rim is a small section on the western side of the ridge in Rough Hollow, with homes priced around $1M to $2M. Most are custom builds placed to take in lake views. The section is not gated and falls under the Rough Hollow HOA.
Custom homes mean variety. Roof lines, window shapes and materials differ from house to house, so no two jobs are quite the same. Many have tall rooms with large glass facing east toward the lake or south toward the ridge. Because of that variety, we price from a quick look at the home rather than a formula alone.
What West Rim windows deal with
The west side of the ridge has a particular problem: the late sun. Glass that looks fine in the morning shows smears and soap film after about three in the afternoon, so how it dries matters. Pure water at near 0 TDS dries without a trace, which is why we use it on every job.
There is also pollen and dust. Cedar season from December to February turns light dust into a coat, and spring oak pollen follows. Hard water from sprinklers leaves spots on the lower panes, and webs gather under the eaves.
How we work West Rim
We usually schedule West Rim next to East Rim and The Summit, which share the ridge. Because lots are custom, we walk the property first and plan the best path around the house. The poles do the reaching, and we keep ladders for interior work only, protected with cotton covers.
A 3,800 sq ft custom home is about $380 for exterior glass and takes around three hours outside. Inside adds about two hours more. Text us your address and square footage for a quote, which comes back usually within the hour.
Why West Rim neighbors call CleanzATX

- Custom homes get a walkaround before we start
- Scheduled with East Rim and The Summit on the ridge
- Poles reach upper windows without ladders against the house
West Rim questions
Why do my windows look streaky in the evening?
Sun hits low and angled, which shows any film left on the glass. Soap and hard water leave residues, while pure water leaves nothing.
Is West Rim gated?
No. We simply drive in at the scheduled time and let you know when we arrive.
Do you clean tall stair tower windows?
Yes, up to three stories from the ground with water fed poles, and from inside with a cotton covered ladder when needed.
Should I choose a plan?
If you want the view always clear, Quarterly takes 15% off and adds hard water removal on up to 5 windows each visit.
Do you clean the glass on upper decks and balconies?
Yes. Deck door glass, balcony sliders and any glass guard panels are cleaned along with the rest. If a balcony is closed off, let us know how to get access.
Is hard water a problem on the ridge?
It can be. Sprinkler overspray and mist both carry minerals. A hard water treatment is $10 per pane, and regular cleaning with pure water keeps the buildup from setting.
