What Enclave homes are like

The Enclave is the newest feeling corner of River Place. These are David Weekley homes, so you get a consistent builder look: clean lines, stucco and stone accents, and floor plans made for modern families. Prices run about $800K to $1.2M, a notch under much of the older estate inventory nearby. As a section it is small, and River Place HOA oversees it along with the rest of the community. It is not gated. Lots are smaller than the acreage subdivisions along RM 2222, so houses sit closer together and yards are manageable.

Newer landscaping is still filling in, which matters for glass, because young beds mean more bare soil, mulch and fresh sod nearby.

What Enclave windows deal with

Newer homes pick up fine dust from nearby construction and from bare beds. That grit settles on the glass and in the tracks, then turns to mud when sprinklers hit it. First years of irrigation also bring hard water onto lower panes, and the white spots from it are easier to remove early than after years of baking in the sun. Our dual RO, 4 stage system with a DI resin tank gives water near 0 TDS, so panes dry spot free and you can see what is hard water and what is just dirt.

Cedar pollen from December to February and live oak pollen in March and April coat everything. Screens collect it fast. A screen is $5, a track is $5, and a pane of hard water spot removal is $10.

How we work the Enclave

With smaller lots and no gate, the Enclave is quick to access. We set up at the front, walk the exterior with water fed poles, and keep the truck out of your neighbor's way. Many newer homes have plenty of upper floor windows, which the poles reach from the ground, and interior glass is done by hand with squeegees. Because the section is small, we fit it in with other River Place stops, and most jobs fall within about two weeks. Stucco on newer houses benefits from a light house soft wash, from $0.20 per sq ft with a $400 minimum.

For a 3,000 sq ft home, exterior windows are about $300 at $0.10 per sq ft, and inside and out is $15 per window. Expect around two and a quarter to three hours outside and about an hour and a half inside.
