What the Estates are like

Of the River Place sections, the Estates have the roomiest lots. Homes are set back from the road with longer driveways, wider side yards and more yard between neighbors. Values from about $1.5M to $4.5M cover everything from a big family house to a major custom build. Expect stone and stucco, tall entries, high ceilings and a lot of glass, with several windows on each wall to reach the canyon and hill views. River Place HOA oversees the community, and it is not a gated section, so the road in is open. Mature live oak, cedar and elm shade much of the property.

Bigger homes mean more of everything: more panes, more screens, more exterior to wash. A good plan matters more than speed here.

What Estates windows deal with

Tall glass is the first challenge. Foyers, stair towers and second story great rooms put windows high above the ground, and two or three stories is routine. Water fed poles reach up to three stories without a ladder on the wall, and for two story interiors we use ladders with cotton covers. Large glass shows streaks more than small panes, so the water matters: a dual RO, 4 stage system with a DI resin tank gives near 0 TDS and lets big panes dry clear.

Shade trees bring spider webs, leaf litter and pollen, with cedar from December to February and live oak in March and April. Irrigation on large lawns leaves hard water on lower glass. Screens run $5, tracks $5, solar screens $15, and hard water removal is $10 per pane.

How we work the Estates

Big homes are usually a planned visit rather than a drive by. We confirm the window count by text, bring the 8 ft skid for any soft wash or flatwork, and work one side of the house at a time. House soft wash from $0.20 per sq ft and roof soft wash from $0.25 per sq ft both fit with windows on one trip. Pavers and concrete are $0.25 and $0.18 per sq ft for driveways and patios, and patios and pool decks are cleaned by hand so they do not get soaked. Most visits are scheduled within about two weeks.

For a 5,000 sq ft home, exterior windows are about $500 at $0.10 per sq ft. Plan on roughly four to five hours outside and about two and a half hours inside. That is a long visit, so the estimate comes first.
